Angus, the owner of Store Mill Storage, originally ran it as a farming operation and has experience diversifying the land by converting old farm buildings into office spaces. However, he saw further potential in utilising more land around the farm for a new venture: self-storage.
After contacting James Bulmer, our Senior Account Manager, we understood his business requirements and the areas he needed support with. Using BOX+, Angus could diversify into self storage easily, innovating his unused land to make revenue. We supported Store Mill with multiple fundamentals on its storage journey, from purchasing their first twelve containers to the marketing team capturing photo and video content needed to start spreading the word digitally about Store Mill’s new self storage development.
We connected Angus with suppliers in our BOX+ network including YBA PPC, who are Google PPC (Pay-Per-Click) management specialists. They create and monitor Google Ads for Store Mill to help them reach and expand their target audience and bring in business.
We initially diversified from farming into commercial lets, but recently found self storage to be a great opportunity for our unused land. Cleveland Containers supported us with everything from purchasing the containers and marketing, to introducing us to suppliers for our website and Google advertising.

We also introduced Store Mill to Stora. This leading software platform helps self storage businesses streamline operations with tools for online bookings, payments, and customer management. The platform offers a user-friendly interface and automation features to help Store Mill save time, grow revenue, and enhance the customer experience.
Even though Angus had minimal experience in the storage industry, his decision to sign up to BOX+ helped provide him with a strong return on investment, demonstrated by Store Mill’s growth from 12 containers to 32, which are now fully occupied.
From Angus’s experience, the beauty of self storage is that you don’t need to be on-site to manage the business. He handles all bookings, emails, and operations entirely online from his phone, even while working on his tractor.
